What are measurement services?

A home measurement service is just what it sounds like: An appraiser measures the dimensions and area of your property, then draws a basic or highly detailed floorplan based on your requirements. The appraiser's report and floorplan is a form that can be used to prove a precise Gross Living Area (GLA), the sum of all livable area, of your home. These services are useful and sometimes essential when disputing property taxes or selling a property.

How does a home measurement or floorplan service work?

During a floorplan service, a certified appraiser takes measurements of your home with a measuring tool — either a tape or laser measuring device. As they tour the property, they observe the layout of the rooms and other features, like stairs, entryways, and pantries. They may sketch the property. Then, the appraiser writes up a report and detailed sketch showing the total area of the house and the general layout. The result is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documents, home listings, and more.

When are floorplan services necessary?

Challenging property taxes

Property tax records frequently reflect inaccurate square footage because the values can come from several sources, and occasionally go unproven — meaning you may be taxed for more space than you actually own! Unless an appraiser has executed a recent evaluation or measurement service on your property (after any remodeling that may have affected square footage), you'll need one to perform a measurement service before contesting what you're taxed. An appraiser assesses an accurate Gross Living Area (GLA) of your property so your taxes can reflect the actual square footage — and you can stop paying more than your house is worth.

Selling a home or property

A measurement service can secure a fair price for your property. Living space is one of the biggest factors potential buyers examine when purchasing a house — but since these values are frequently estimated rather than properly measured, your home listing may reflect less Gross Living Area (GLA) than it actually has. An inaccurate GLA could potentially reduce the selling price of the property as well as the number of potential buyers. The only dependable method of using a definitive GLA when listing your home or property is to reference a recent appraisal or home measurement service performed by an appraiser (after any renovation that may have affected square footage).

For real estate professionals

To ensure that your client's property sells at a price that accurately reflects market value, we recommend requesting a home measurement of the property. Clients, and potential buyers, will be grateful for your eye for detail, and you can be assured that the GLA on your client's listing is a true representation of their home. A floorplan can also be a great marketing tactic for attracting potential buyers because they can review the layout and characteristics of the property before and after a tour.
